Midland Park is located close to all Kingston has to offer! With close proximity to the 401, the Cataraqui Town Centre, grocery stores, Cataraqui Woods public school, the Rio Can Centre, and a recently installed park! Midland Park is one of the most desirable subdivisions in Kingston.
SPECIFICATIONS FOR MIDLAND PARK EXTERIOR
The first thing you see when you pull into the driveway is the exterior of your home. The curb appeal of your home is vital. The exterior of all Greene Homes’ include your choice of brick or stone fronts from our extensive samples for the main floor of your home & maintenance free vinyl siding for the remainder. Our front elevation windows are maintenance free low E argon, vinyl casement windows and screens with white grills between the panes of glass for easy cleaning. All windows on the side and rear elevations are also maintenance free low E argon, vinyl thermo pane windows so that you will never have to paint them and they are casement windows throughout the main & second floors. Window sills, corners & jacks are caulked to prevent air infiltration. A prefinished rollup garage door is installed as well as full aluminum eavestroughing, soffit, fascia, and downspouts. Our roofs are backed by a 30 year manufacturers warranty on our architectural self-sealing asphalt roof shingles. Greene Homes includes insulated wood grain fiberglass front entry door with weather stripping and security deadbolts with exterior stairs and railings to meet the Ontario Building Code on every home. In Midland Park subdivision, pre-cast concrete walkways are installed from your crushed gravel driveway (approximately as wide as your garage) to your front entrance feature. Two exterior lawn service taps and exterior weather proof electrical outlets are installed for each of our homes to make maintenance of our fully sodded lots easier.
BATHROOM All bathrooms include separately switched exhaust fan vented to exterior, to ENERGY STAR® specifications, white bathroom fixtures, insulated, low-flush energy saving toilets, and Delta single lever washerless pressure balanced taps with scald guard, pop-ups and tub clickers. For easy maintenance and long term durability, one piece acrylic bathtub enclosures with roofcaps are installed as our standard, and a vanity with drawers is included in the main bathroom.
INSULATION The dropped ceiling and heated air space insulated value in our homes have an R40 rating. 6ml poly air vapor barrier, R12 insulation in basement to Ontario Building code regulations, R20 exterior wall insulation and R40 attic insulation are also included.
BASEMENT Full height basement walls, according to plans, are poured concrete with below grade waterproofing. Above grade, for aesthetic purposes, our foundation walls are brush coated for a clean look. Exterior basement walls are framed and fully insulated (to maximize energy efficiency), wired, covered with a poly barrier & drywalled ready for finishing. An ABS rough-in for a basement bathroom is included to make finishing your basement easier in the future. All furnace, hot water tank and laundry room locations are designed with future finished rooms in mind. Load bearing steel beams with steel posts are used, and poured concrete basement floors are cut to prevent cracking.
KITCHEN Our personal design service includes quality kitchen cabinets with dishwasher opening & rough-in, microwave shelf, double stainless steel kitchen sink and an exterior venting range hood.
FRAMING
Pre-engineered roof trusses at 24” o/c are strapped with resilient channeling. Roof sheathing is used along with H-clips. Kiln dried studs are used to frame each home and 5/8 tongue and groove spruce plywood sub-floor is nailed, glued and screwed on the floor of every home. ¼” underlay, is used under vinyl areas. Sized kiln dried floor joists with cross bridging are also used. All homes are 2x6 exterior wall construction.
ELECTRICAL
Copper wiring is used throughout and 100 amp service, 32 circuit breaker panel including heavy duty receptacles for stove and dryer are installed in every Greene Home. Bell and Cable rough-ins (maximum of six according to plans) are included in every home. Quality smoke detectors, with one being a combination smoke and carbon monoxide detector, are hardwired and have battery back up for added safety and are installed in locations specified in the Ontario Building Code. Ground fault interruption outlets are installed in each bathroom along with separately switched exhaust fans vented to the exterior in bathrooms & kitchen. An outlet for a future garage door opener is installed in every garage on top of wall outlets. Weatherproof exterior outlets are also used for ease of landscape maintenance or entertaining. Quality ceiling lights and fixtures are installed as per plans. Décor switches and outlets are used throughout every home for that added decorator touch.
MECHANICAL High efficiency 95% AFUE gas fired forced air furnace with electronic ignition is installed along with ductwork sized for future air conditioning. A Heat recovery ventilator system is installed for indoor air quality. A gas fired rental tankless hot water heater is also installed. A drainwater heat recovery system is also installed for energy savings.
WALLS AND PAINT ½” drywall is used throughout with rounded drywall corners (where applicable), and two coats of one colour quality acrylic latex blend paint (plus primer) is applied to all walls throughout the interior of your home. White acrylic paint is used on doors, door trim and casing. Ceilings include custom texture finish with a troweled border except the kitchen, baths, laundry rooms where the finish is smooth. The Master bedroom ceiling includes a 7” cove step with 1 ¼” border and troweled textured ceiling.
EXTRA INTERIOR FINISH
Choice of 1 colour, 36oz. carpet with 7/16” high density under pad and choice of vinyl flooring throughout. Several standard railing choices availalbe to choose from. Colonial doors and trim are accented by stylish brass interior door hardware. Privacy sets are installed on bathroom and master bedroom doors. Space age shelving is installed in closets.
